Do I Need Flood Insurance?

Did you know that your homeowners insurance does not cover water damage due to natural flooding? Overflowing rivers, tidal surges, city storm drain backups, and storm driven rain may flood your home but unless you have specific coverage against these perils, you’re likely on your own.

In addition to natural flood disasters, your homeowner’s insurance policy most likely specifically excludes flooding due to sewer backups and “seepage.” Some insurance companies do offer special endorsements for coverage due to sewer backups. If you want this type of coverage, call your insurance agent and see if it’s available. Water seepage is considered a maintenance issue and is not generally covered by insurance. Your best protection against water seepage is to evaluate and maintain your home.

Flood insurance is available to cover your home against flooding. This type of insurance is often referred to as a “single peril” policy. The National Flood Insurance Program offers policies covering natural flooding such as storm surges, snow melt, heavy rains, levee failures, blocked storm drains, and other flood events. However, a flood must be significant enough in order for the flood insurance to kick in. For example, the floodwaters must either affect two or more properties or cover at least two acres.

Some lenders require flood insurance policies, normally if you live within a designated flood plain. Flood hazard maps are used to determine a property’s risk. High risk properties need a standard policy.

If you don’t live in a flood plain, you probably won’t be required to obtain a flood insurance policy. However, flood insurance is available for low to moderate risk properties. Nearly 25% of all flood insurance claims are located in these lower risk areas. Policies for low-to-moderate risk properties are less expensive. These policies are called “preferred risk” policies.

You can purchase flood insurance from your own insurance agent or locate an approved insurance agent through the FloodSmart.gov Web site. Shopping around for flood insurance isn’t necessary because rates are set by the National Flood Insurance Program and are based on flood maps.

An interesting note if you’re considering buying flood insurance is that there is a 30-day waiting period before your policy goes into effect. You can’t look at the weather report and decide to buy flood insurance just before a hurricane makes landfall. The two exceptions to this waiting period are when the initial purchase is made in conjunction with certain loans in high risk areas or when the initial purchase is made within a year of a flood map change.

Water damage can and will occur regardless of whether you have flood insurance. Having the right type of policy can help you pay for repairs.

Flood Insurance for Your House

Majority of the people in the world have the belief that flooding, earthquakes, and other natural disasters have nothing to do with them. However this belief of theirs should be thoroughly verified. Even modern weather forecasts may be sometimes wrong or delayed. Nature always has surprises for us. So why not should we be more cautious to save our lives, instead of suffering some irreplaceable damages. Disasters like river floods, heavy thunderstorms, hurricanes, levee failures, malfunctioning of drainage systems and so forth are those factors that lead to flooding which is really hard to overcome. Also along with this comes theft, burglary, fire, etc. Thus the risk of flooding is big. According to some stats almost 90% of natural disasters around us are somehow connected to flooding. There are various ways to protect your property from the natural disasters. The best option is to avoid buying a house in areas prone to flooding or at least get acquainted with all the possible hazards related to that place and the topography of the area, he weather conditions in your area, some weather history of the area, etc. All this information will help you to take precautionary steps by your own or by professional contractors. If it turns out that risks of flooding are quite high in that area, you will have to look for a complete insurance policy which includes all the related issues. One point that should be kept in mind is that standard homeowner policies don’t cover flood damage. Unfortunately this fact is exposed only after the accident. You might have insurance against hurricanes or earthquakes, but unless your real estate is covered particularly against flooding, you will have to pay for everything on your own and that will undoubtedly double the miseries accompanying the accident. Because of the high level of risk factors it is not easy to find an insurance company providing suitable flood insurance. A National Flood Insurance Program had been devised in 1968 as an alternative insurance provider. The federal government will provide financial aid in case the flood occurs only if according to the agreement local communities implement all the possible measures in order to reduce or prevent future flood risks. The cost of insurance differs depending on the location of the property. Rates are high if you live close floodplains. Paying high rates is worth because in some areas losses are quite huge. Property of the homeowners which is located near low risk areas are enabled to refer to preferred risk policy with relatively low costs. Even if you don’t reside in a flood zone, it would be still better considering some kind of flood cover because in accordance to statistics, approximately thirty percent of flood insurance claims are exactly from the areas previously been considered as low-risk zones. In order to get the best deal do some research online and obtain the most suitable coverage for the lowest premiums despite the location of your real estate. This will put you in the driver’s seat.

Flood insurance will protect your home and property in the case of a flood. Flood insurance is available to homeowners, renters and businesses. Most homeowner insurance policy coverage does not include flood damage. You should evaluate your risk of flooding when purchasing or renting a home. You may live in a flood hazard area and would be required to have flood insurance. High risk would be required to have a standard policy. A standard policy does not cover the contents of your home but you can purchase additional coverage for your personal property which would be wise because if your home was flooded, you can bet you would have personal property damage or loss.

You may not be required to purchase flood insurance if you live in a minimal or moderate flood hazard area but you may still want to purchase flood insurance to protect your home and property. It may be wise in case of natural flooding, you may lose all your possesions plus damages to your home and property and you would be responsible for your own losses and not protected. Natural events happen all the time and cannot be predicted. It is wise to be prepared. Natural flooding refers to snow melt, heavy rains, levee failures and other natural events, however assess your risk of flooding because floodwaters must affect two or more properties or cover two acres at least.

Flood insurance policy premiums will vary depending on your risk assesment, amounts of coverage, type of coverage along with deductables. There are three different types of flood policies. Dwelling refers to your home, General property refers to four or more family buildings or commercial buildings and last Residential Condominium Building Association Policy refers to condominiums. There is a thirty day waiting period on new flood insurance policies so it is not wise to purchase just before the local hurricane is about to hit. You will not be covered untill after the waiting period.

Flood insurance can be beneficial if you are in a flood zone or if natural flooding occurs. Consider your risks before purchasing flood insurance and check on premiums because sometimes it may be cheaper than you expected it to be and better to be safe than sorry. Check and see if you are at risk, check policies available to you, check deductables and check into property flood insurance to protect your personal property if you are getting flood insurance for your dwelling and then decide if flood insurance in needed for your home.
